EPCs for the Rental Sector
From 1st October 2008 all residential rental properties require an Energy Performance Certificate.
The Certificates are issued after an energy survey of the property determines a rating for its efficiency and carbon dioxide output. The Certificate also provides an estimate of the annual cost of heating, hot water and lighting.
The fees for EPCs are:
Flats £45 Houses £50
The provision of an Energy Performance Certificate requires a survey to be carried out to determine the energy efficiency of the dwelling. Appointments can be made at any time to suit clients, including evenings or weekends, and it is normally possible to arrange a survey shortly after receiving an instruction. For most properties the EPC will be issued within 24 hours of the survey. The EPC is valid for 10 years.
Inventories
Epckent can now provide independent inventories by an accredited inventory clerk.
Check-ins are carried out to a nationally prescribed standard with extensive photographic evidence recorded for all aspects of property condition.
Check-outs repeat the Check-in process and assess condition against the photos produced by the Check-in. Tenants are required to sign the forms at both stages.
This provides the landlord with a secure evidence base if there is reason to retain some or all of the deposit.
Prices for Inventories vary with size of property and whether furnished or unfurnished and can be obtained on application.
